Black Bear Home Inspections fees are commensurate with the professional inspection services we provide and offer, the sophisticated testing equipment we use, the ongoing education, training, and testing we undertake annually. We are professionals, certified by NACHI, an industry recognized national home inspection organization, to perform quality inspections. If you're looking for a "budget" or "quickie-type" home inspection company to evaluate your major investment - contract with another company. We do not offer quick, rubber-stamp inspection services. Remember, you're considering a large financial investment, so be "forward thinking" during your inspection company selection process.
If you are attending the inspection, you can pay us on inspection day by check or cash.
If you aren't attending the inspection, we can invoice you via PayPal. You don't need to have a PayPal account to pay us via the PayPal invoice using a credit or debit card.
You can make your advance payment by personal check as long as we receive it and can deposit it 2 weeks prior to inspection date.

Our fees are based on a simple premise - provide each client with a reasonably priced service. To do so, we structured our fee schedule to coincide with the various types of homes that are prevalent in today's market. A fee for a one or two bedroom condominium, should not be the same as an individual house. The fees for smaller homes with only a couple of bedrooms should not be the same as larger homes with many more.
Accordingly, we have based our fee structure to coincide with the specific residence we're going to inspect.

A minimum re-inspection fee of $150.00 is applicable in the event we are asked to return to a previously inspected residence - payable in advance and in addition to any fees for supplemental testing we are asked to perform during the second visit.

Beyond a visual inspection, with the use of non-invasive testing equipment from within the house, we can scan exterior and interior walls to determine moisture levels (if any) that may exist within these walls. Even if there hasn't been any recent rain, latent moisture can still be hidden within walls and wood - which we can detect with this testing procedure. In many instances, this could possiblt unveil issues related to leaking roofs, leaking windows, or internal plumbing problems.
In-house Water Testing - when done on inspection day -

Compehensive LAB water test - when done on inspection day -(total coliform bacteria, e-coli bacteria, pH, sodium, hardness, chloride,iron, manganese, nitrate, alkalinity, conductivity, nitrite, Fluoride, arsenic, lead and copper) ............$190.00
FHA / VA - LAB Water testing - when done on inspection day (total coliform bacteria, e-coli bacteria, nitrate, nitrite, and lead) .........................$ 150.00

NOTE: Rates listed above apply to radon testing in conjunction with a home inspection, on inspection day. If radon air testing is contracted for without a home inspection, or for a different day than the home inspection, the fee is $180.00 for air radon testing within our service area of Bennington & Windham counties. The higher fee is due to increased fuel costs and our time, and that two visits are required for radon air testing - the second visit is to retrieve the radon test for lab processing
